Cost & Budgeting

One of the most attractive selling points of a metal roof is its reputation for being “low maintenance.” That reputation is earned, but low maintenance does not mean no maintenance. To get the full 50-to-70-year lifespan out of your roof, a small amount of regular attention goes a long way, and in Florida the calendar for that attention revolves around hurricane season.
Here’s exactly what to do, how often, and when to call us instead of climbing a ladder.
Regular care prevents minor issues, like a loose fastener or a clogged gutter, from turning into expensive repairs or interior water damage. It also protects your paperwork: manufacturer finish warranties and insurance claims both go smoother when you can show the roof was looked after.
The most common threat to a metal roof isn’t the metal itself; it’s the debris that sits on top of it. Leaves, pine needles, and small branches trap moisture against the surface. Over time, that trapped moisture breaks down the protective paint coating and opens the door to corrosion.
Action: use a soft-bristled brush or a leaf blower to clear valleys, gutters, and behind chimneys.
Pro tip: never use a pressure washer on high settings. It can damage sealants and force water into gaps.
Gutters are your roof’s drainage system. If they clog, water backs up under the eaves or overflows, and standing water at the panel edges invites edge rust.
Action: clean your gutters at least twice a year. In Florida, early June (before hurricane season peaks) and late fall work well.
Safety first: use a sturdy ladder and have a spotter for any roof-level task.
If your roof uses an exposed fastener system, like the corrugated and 5V crimp panels common across Florida, the rubber washers around the screws eventually dry out and crack under UV exposure. Sealants around vent pipes, skylights, and other penetrations degrade the same way.
Action: look for screws that have backed out slightly and sealant that appears cracked or peeling.
Schedule: a professional fastener-and-sealant check every few years catches leaks before they start. Standing seam roofs with concealed fasteners largely skip this problem, which is a big part of what you pay for.
Two maintenance items national guides skip:
Coastal rinse: if you live near the ocean or the Indian River Lagoon, salt crystals accumulate on panel surfaces, especially in sheltered spots rain doesn’t reach, under eaves and porch overhangs. A gentle freshwater rinse of those areas a few times a year slows corrosion and keeps aluminum and coated-steel finishes within warranty care guidelines.
Post-storm walk-around: after any named storm or serious squall line, do a ground-level check. Look for lifted panel edges, displaced flashing, dents from windborne debris, and debris loads in valleys. Photograph anything you find; those photos matter if you end up filing an insurance claim.
Branches that brush the roof act like sandpaper in high winds, scratching Kynar and SMP paint finishes down to bare metal. Trim limbs back 5 to 10 feet from the roofline. In shaded, humid spots you may also see algae streaks or mildew on accumulated dirt; a soft sponge with water and mild dish soap restores the finish. Skip harsh chemicals like bleach unless your manufacturer specifically approves them.
Most homeowners can handle debris and gutters from a ladder. Leave anything that requires walking the roof to a pro: metal panels are slippery, and foot traffic in the wrong spots can kink them. Call us after storm damage, for deep scratches or hail dents, or if you’ve spotted a leak.
A professional maintenance visit from our crew includes checking all flashing for watertight integrity, inspecting ridge caps and other areas you can’t see from the ground, verifying structural clips and fasteners, and documenting the roof’s condition for your records.
